Parking
Residents may rent a parking space in the 160 Pleasant Street garage for $150 per month. Parking spaces will be available to residents on a first come first served basis. The management office will retain information on all legitimate vehicles to be parked in the garage. Cars illegally parked in assigned parking spaces will be towed at the vehicle owner’s expense.
Residents may not perform vehicle maintenance of any kind while parked in the garage.
Residents park their vehicles in the 160 Pleasant Street garage solely at their own risk, and should therefore take care to remove valuables and secure their vehicle when parking. Because of specific garage clearance heights, not all tow trucks will fit in the garage safely, therefore residents should report illegally parked vehicles in the garage to the management office rather than calling a towing company. Management will contact an approved towing provider.
VISITOR PARKING:
Visitor parking is available for guests of Residents. The cost is dependent on the time needed. There will be a visitors permit issued.
Visitor parking is also available in the neighboring public garage, or in public parking spaces along Pleasant and surrounding streets.

Building Access
Your access FOB will work on any designated entrance way as well as the lobby, common area living room and fitness facility doors. Look for the rectangular grey FOB reader adjacent to the door latch.
A SECURE COMMUNITY:
In order to continue to keep the 160 Pleasant Street Apartments community secure, please do not allow unknown individuals to enter the building. If someone asks you to open the door for them, advise them that they need to utilize the intercom system to be admitted as a guest in the building. If you observe anyone loitering or looking suspicious, contact the Management Office. If it is after business hours, you can contact the Malden Police Department for their assistance. Your cooperation in keeping our community secure is much appreciated.
Packages
In order to receive packages at 160, you must be on a lease. Packages that we receive addressed to non-residents will be sent back. Unfortunately, we claim no responsibility to their whereabouts after that.
Your packages are safe and secure with our Package Concierge System. Pickup as you please with a safe locker package delivery system.
You can also sign up to have your packages delivered to your apartment.
Mailbox keys will be distributed at time of move in. Mailboxes are located off the Lobby on the first floor across from the elevators. Please put your name on the inside of the mailbox you are assigned to. This is necessary in order for the Post office to deliver your mail. Also, please download and fill out our package/letter form.
If you are going to be away for more than 10 days or unable to pick up your mail, please file a “mail hold” with the post office. Otherwise your mail maybe “returned to sender”.
Trash
There is a trash room available on every floor to accommodate normal household waste. Trash must be put in the trash shute, not left in the room. During a busy move-in period, dumpsters are provided in the lobby level of the garage adjacent to the garage entrance. All boxes should be broken down and trash must be in bags.
Recycling
We’re pleased to offer free recycling for paper, glass, aluminum and plastics – and no sorting necessary. The bins are located in the lobby level garage. Please fill them up!
Fitness Center
The onsite fitness facility is open for your use and convenience. The fitness room is open 24 hours. Sanitized wipes are located in the fitness room to wipe down all fitness equipment after use.
The Sundeck
The sundeck will be open daily from 8am – 9pm, from Memorial Day to November 1. Please be respectful of all residents, and be aware there are apartment homes located on the sundeck level. The sundeck is a residential recreation area, and we ask that the same policies that are used for other common areas in the building are followed when using the sundeck.
The current policies for the sundeck are that guests and children are welcome but they must be accompanied by a resident, and please no smoking or alcohol, no pets, no grills, no furniture other than provided, no parties.
Reserve a Common Room
The Media Room/Cafe is located off of the lobby on the first floor of the building and is open to all residents during the hours of 6:00am to 10:00pm. You may reserve the space for a private function by filling out the permit form and paying $100 for the use of the room. Also you will have to place a $200 security deposit down which is refundable after the event assuming the resident leaves the room in the same or better condition as when they found it and no items are missing.
Guidelines
Due to insurance and liability concerns, alcohol is no longer allowed in the Community Room. Other than property sponsored events, no beer, wine or spirits may be consumed in the Community Room or other common areas of the building.
– No more than 30 guests allowed in the common room during the function
– Residents are responsible for the actions of their guests
– Guests should leave the common room area no later than 12am
– Guest must obtain a guest parking permit from the management offices in advance

Pet Policy
A maximum of one dog or two cats is permitted per apartment home. Dogs may not exceed 60 lbs either at their current weight or anticipated weight at full maturity. Unit owners must complete a pet application with references, proof of current vaccinations, and sign a pet addendum.

Moving In:
To ensure an easy transition to your new apartment home, and a seamless move when you leave the property, please abide by the following guidelines:
- Be sure to reserve an elevator time slot with our management office by calling 800-837-4966.
- The garage entrance on the Exchange Street side of the building (P2) is available for unloading moving trucks. This street is opposite to the Pleasant Street entrance. Do not move items via the lobby entrance at any time.
- If you are using professional movers please obtain a copy of a current certificate of liability coverage and forward to a member of the management team prior to your move date.
- We kindly request you use caution when moving objects to avoid damaging halls and doorways in the common areas as well as in your apartment.
- Please check in at the leasing/management office to either pick up or return your keys.
Utilities:
Residents are responsible for contacting the local utility providers to place service in their name at the commencement of tenancy. Upon termination of your tenancy, please again contact the providers to inform them of your move out date and forwarding address so they can provide final billing information. In the event that water sub-meters are installed in individual apartments in the future, the resident agrees to pay for all water consumed in each individual unit. This would only be in effect upon a new lease or a lease renewal.

Guest Parking Pass Form
Upon filling out the form below, your guest parking pass will be emailed to you. Please print out the pass and clearly display it in front window of vehicle. Guest parking pass is $10.00 per day. You will be billed accordingly.
*We can not grant a guest parking permit for longer than one week. This permit will automatically expire one week after the “Date Guest is Arriving,” even if you select otherwise.
